Camarillo California is located 60 miles north/west of Los Angeles and 30 miles north/east of Santa Barbara. We have the an airport and Channel Island State University. There are lot's of options in buying a home in beautiful Camarillo. We have older homes that are close to "old town", this community is close to the 101 freeway and the Camarillo outlets. It's desirable for those reasons. Old town Camarillo is a great place to hang out on the weekends, the farmers market is a great place to buy locally grown fruits and vegetables. From time to time they host musicians and artists. Buying a home in this area will vary, the prices are  between 450,000-600,000. Midtown is also popular because of it's proximity  to most stores and access to the 101 freeway is within a few minutes. Homeowners love it in midtown Camarillo! Home prices are a little higher than old town Camarillo they start a little higher 525,000 to 800,000. There are elementary schools throughout old town and midtown Camarillo however we only have two high schools. Camarillo real estate is on the higher end in comparison to real estate in California. We have our prestigious real estate communities such as Las Posas Estates, Sterling Hills, Spanish Hills, Somis and Santa Rosa Valley  these three communities have various tracts Santa Rosa and Somis are equestrian communities. Spanish Hills is on a hill with  some views of the ocean and it's surrounded by Spanish Hills Private Country Club and 18 hole challenging golf course. Sterling Hills is also a golf Community this is a public golf course and homes here are priced from 700,000 to over a million. Sterling Hills is a neighboring community of Spanish Hills Country Club. Spanish Hills Price point is between 1.4 million to 5 million.  Las Posas Estate is a private country club and the homes surrounding the golf course were built in the 50's this is a mature community and home prices start in 700,000 and can sell for as much as 1.5 million for a home on the golf course. Las Posas Estates also neighbors Spanish Hills Country Club. These three communities also have various tracts that surrounds them and price points are more affordable. These Camarillo Real Estate Communities are close to the 101 freeway, shopping and restaurants. If you're looking for a condominium in Camarillo there several communities that offer an affordable start to homeownership in this great community! Prices start from 325,000 to 600,000. Buying a condo is perfect for the small family or someone that doesn't like doing yard work or maintaining the exterior of a home. Condominiums have homeowners associations that take care of the exterior of the buildings and common grounds such as pools, tennis courts, walk way and greenbelts. Buying a condo is also eliminates fire insurance for the structure, so your insurance will be substantially less as all you need to insure is your personal property. Talk to your insurance agent about the requirements and recommendations for your specific needs. What is a townhouse, Manor and Penthouse are all of these types of condominiums? Yes! Condo's come in three different models, a townhouse is a two story condo, a manor is typically a downstairs condo and a penthouse is all upstairs. Depending on where you want to live will determine what's available. We have condo's that are all either downstairs or upstairs so when buying your home, you need to understand what you will be dealing with if you buy an all downstairs condo, like potential noise from the neighbor above you, but you will not have any stairs to climb, is this a good trade off?  It's your decision and one not to take lightly, we've seen serious problems arising from neighbors living upstairs. Buying a condo is a great way to start homeownership keep in mind that it is a starting point and that if you don't like the neighbor or condo living you can sell immediately or rent it out so it's not a total lost when you buy a condo it's just an inconvenience if you have to move after you've purchased it.  Condo's make great rental you can turn your first home into your first investment! What a great game plan to start your real estate portfolio with you the first condo you bought, it will always have special meaning to you and can be a great source of income as rents increase and you pay your note down. Think about the feeling and cash flow it will bring you once it's paid off, wow!  Condo's are great rental income as you don't have to take care of the exterior maintenance including the roof!  I always recommend small families or single folks to start with a condo because of the reduce maintenance ease of managing. The only real issue as an investment is the association fee, be careful that you don't get stuck with a condo that has financial issues, ask to see the profit and loss and budget, make sure they're not planning an assessment  or an increase in their dues. New and newer homes in Camarillo: There is a relative new tract in Camarillo called Village At The Park it is a mix of Condos and Single Family Homes.  This newer neighborhood offers a YMCA, soccer fields  and a small shopping area, the 101 freeway is only a 5 minute drive. Most of the homes in this community have and  association fee. If you would like to buy your next home in this community you will spend 300,000+ for a condo and 500,000+ for a single family home. There's Rancho Rosales elementary school, the school was built during the construction of this community. Located on the east side of the 101 gets you closer to Channel Island State University and Point Magu.
