Getting your home ready to sell:
The key to preparing you home for sale is to start thinking like a buyer. Your home may be perfect for you just the way it is, but you want your home to appeal to a wide range of buyers. Your home needs to appear cared for, open, bright and free of clutter. You want buyers to see themselves living in and enjoying your home.
1. Remove as much extra furniture as you can without sacrificing your lifestyle. Selling your home is an art and this is part of the process.
2. Touch up paint! Any noticeable scratches, nail holes and small chips can be easily touched up this makes a huge difference.
3. Manicure your lawn and trim your hedges. Keeping the front lawn in tip top shape 100% of the time is a must when your home is for sale. The rear yard you can slack off a bit but must be tidy up when your home is being shown.
4. Put away all personal pictures, buyers don't want to see your pictures they want to image theirs. Be as neutral as possible when putting up picture frames.
5.Kitchen and refrigerator magnets , all magnets must go, the kitchen is a place we live in day in day out and at times it's hard to keep it 100% spotless, do your best to stay away form cooking food with strong odors, such as fish, garlics etc. Remove trash daily to prevent bad order. Selling a home is not difficult it's an art form and this is part of the process! ( I know I said that already).
6. Pets, we love them and some people don't. Think of the buyer and be consider it. Take the dog out for a walk when showing, keep the kitty litter box out and clean at all times. Spray air freshener keep all plug ins full to eliminate bad pet odor.
7. If you can go for a walk and let the realtor do the showing it is better. If you can't leave the house for some reason, do not volunteer any information, let the realtor do the selling, unless they ask you a specific question, keep it short and sweet.
8.Never, never let a stranger into your home, if they tell you that there realtor is coming late, WAIT! don't take a chance. If they walk up to the door off of the sign don't let them in have them call your realtor, SAFTY FIRST!
9.Be courteous to all sale people and if anyone is not report them. You have rights and can control all of the showings but remember the objective is to sell and get top dollar when we sell your house.
